Which Letting Service Is Right for You?
Last updated: August 2026
Choosing the right letting service is an important decision for any landlord. While some landlords enjoy being closely involved in the day-to-day management of their property, others prefer to hand over the responsibility to an experienced letting agent.
At Wrights Residential, we offer both Tenant Introduction and Fully Managed services, giving landlords the flexibility to choose the level of support that best suits them.
Both options provide professional assistance with finding and setting up a suitable tenancy. The main difference is what happens after your tenant moves in.
What Is a Tenant Introduction Service?
Our Tenant Introduction service is designed for landlords who are happy to take responsibility for managing their property and tenancy themselves once a suitable tenant has been found and the tenancy has been set up.
Wrights Residential takes care of the important work involved in finding a tenant and getting the tenancy off to the right start. Once the tenant has moved in, the landlord takes over the ongoing management.
This can be an attractive option for experienced, hands-on landlords who live locally, have the time to deal directly with their tenants and are comfortable managing the various responsibilities that come with letting a property.
Once the tenancy is underway, the landlord will generally be responsible for matters such as rent collection, communicating with the tenant, arranging repairs and maintenance, carrying out property inspections and keeping on top of ongoing legal and compliance requirements.
What Is a Fully Managed Service?
Our Fully Managed service provides ongoing professional support throughout the tenancy.
Wrights Residential takes care of the initial letting process in much the same way, but our involvement doesn't end when the tenant receives the keys.
Instead, our experienced team remains the main point of contact throughout the tenancy, handling the day-to-day administration and management of the property on the landlord's behalf.
This includes dealing with tenant enquiries, collecting rent, coordinating repairs and maintenance, arranging periodic inspections and helping to ensure that the property and tenancy continue to meet the relevant legal and regulatory requirements.
For many landlords, the biggest benefit isn't simply the time saved. It is knowing that there is an experienced team looking after the tenancy and available to deal with issues as and when they arise.
What's the Difference?
The right service largely comes down to how involved you want to be once your tenant has moved in.

Which Service Is Right for Me?
There isn't a single answer that will suit every landlord.
Tenant Introduction may be right for you if you have experience managing rental property, live close enough to deal with issues when they arise, are comfortable communicating directly with tenants and have the time to keep on top of repairs, inspections, rent collection, administration and changing legislation.
For some landlords, that hands-on involvement is exactly what they want.
Fully Managed may be more suitable if you would prefer not to deal with the day-to-day demands of managing a tenancy, don't live close to the property, have a busy lifestyle or growing portfolio, or simply value having an experienced team managing the property on your behalf.
It can also be particularly useful for landlords who would rather have professional support with the increasing amount of legislation and compliance associated with residential lettings.
More Than Just Collecting the Rent
It's sometimes assumed that fully managed property management is principally about collecting rent each month. In reality, there is considerably more involved.
A tenancy can run smoothly for months at a time, but when something does happen, it often requires prompt attention.
A tenant may report a maintenance issue. A contractor may need to be arranged. A safety certificate could be approaching renewal. An inspection may identify something requiring attention. A tenancy may need to be renewed or brought to an end, or the landlord may need advice about how to proceed in a particular situation.
With a Fully Managed service, you don't have to manage each of these situations alone. Our team is there to deal with the day-to-day requirements of the tenancy, communicate with the tenant and keep you informed.
Keeping Up With Changing Legislation
Being a landlord comes with a range of legal responsibilities, and the regulatory landscape continues to evolve.
Requirements surrounding safety, documentation, property standards, deposits, notices and tenancy management all need to be considered throughout the life of a tenancy – not simply when a tenant first moves in.
For landlords choosing Tenant Introduction, responsibility for remaining compliant once the tenancy has been handed over generally rests with the landlord.
With our Fully Managed service, ongoing compliance forms part of the wider management of your property, helping to reduce the amount you personally need to keep track of.
The Value of Having Someone to Call
One of the less obvious benefits of professional property management is simply having an experienced team available when something doesn't go according to plan.
Most tenancies are relatively straightforward, but property management inevitably brings occasional questions and challenges.
Having an established letting agent who knows the property, knows the tenancy and has an existing relationship with the tenant can make dealing with those situations considerably easier.
For landlords who don't want property management to become another job, this can be one of the most valuable aspects of choosing a Fully Managed service.
Still Not Sure Which Service to Choose?
Both our Tenant Introduction and Fully Managed services are designed to give landlords professional support while allowing you to choose how involved you would like to be.
If you're an experienced landlord who enjoys managing your own properties, our Tenant Introduction service could provide exactly the level of support you need.
If you'd prefer us to take care of the tenancy after your tenant moves in too, our Fully Managed service provides ongoing support throughout the tenancy, giving you more time and fewer day-to-day responsibilities.
At Wrights Residential, we're always happy to talk through the options and help you decide which service is most appropriate for you and your property.
If you're considering letting a property or thinking about switching from self-management to a Fully Managed service, please get in touch with our friendly team for a no-obligation conversation about how we can help.
